Here's what's actually happening at once: rates are near this year's highs, new lending rules now require a full underwriting review of the building on nearly every condo loan, and the Fed's tone has turned hawkish enough to move bond yields on its own. Thirty-year fixed rates are sitting at 6.6% to 6.8%. There's no Fed rate decision this week. The next FOMC meeting isn't until September 15–16, and this move came from Chair Warsh's tone at Jackson Hole, not a decision. On the Westside, Santa Monica's median sale price is down about 1.7% year over year. In the South Bay, Redondo Beach is leading every South Bay beach city in year-over-year appreciation, up 6.1%. And LA condo sales volume was still up roughly 12% year over year in June, even as prices eased slightly.
Here's the part we want to say plainly, because we don't think it's getting said enough: this market is not unsellable. We're heading into real headwinds. That's not in dispute. But we just came off one of the strongest starts to a year we've had in a long time, and we don't see a reason that stops. What actually changes in a market like this is how much it rewards being sharp. Sloppy pricing, unprepared buildings, and guesswork get punished faster than they used to. Preparation and real expertise get rewarded more than they used to.
