There's no question the broader environment is unstable right now. Rates briefly dipped below 6%, then moved back into the mid-6% range, global events are shifting sentiment week to week, and economic signals are changing quickly. From the outside, that would suggest a weakening real estate market.

That's not what we're seeing in the Los Angeles condo and townhome market.


What We're Actually Seeing

The LA condo market is not breaking. It's moving in waves. Activity builds, then pauses. Buyers step in, then pull back. Listings sit, then move quickly. But through all of that, values are holding — not rising aggressively, not dropping materially. Holding and being discovered more precisely.

Pricing Is Being Proven, Not Guessed

We've tested this directly across listings in Santa Monica, Venice, and Mar Vista. We've brought properties to market at the higher end of the range — intentionally. Some listings sat. Then we adjusted. What followed has been consistent: immediate buyer response, multiple offers, and in some cases, pricing pushed back up. That tells us something clearly. Demand is real. It just requires precision to find it.

What the Data Is Showing Us

The results are showing up in the data — and it's not coming from a hot market. It's coming from correct pricing, organized preparation, clear building positioning, and active qualified buyers. In many recent Westside condo transactions, we're also seeing minimal — and in some cases nearly zero — repair negotiation. That only happens when the information is clear from the beginning.

This is not a broad upswing or a downturn. The Los Angeles condo market is selective, responsive, and disciplined. Well-positioned properties move. Unclear or mispriced ones stall.
