Transforming a Dated Interior into a Bright, Modern Condo: 

This spacious Century Hill condo was in generally decent condition when purchased, but its approximately 15-year-old design choices made the interior feel significantly more dated than it needed to be. Previous updates included dark wood cabinetry, older dark flooring, yellow-toned stone, and a palette dominated by browns, beiges, and warmer tones.

Traditional crown molding, decorative door trim, oversized wall mirrors, and other details further contributed to the dated appearance. Rather than unnecessarily rebuilding a condo that was fundamentally in good condition, we saw an opportunity to work with our project partners on a strategic cosmetic renovation that would completely change how the property looked and felt.

Creating a Brighter, More Modern Interior

One of the biggest changes was simplifying the entire design. The warm brown, beige, and yellow tones were replaced with a crisp, bright white palette throughout the condo, including the ceilings.

The existing crown molding was removed, along with more traditional molding and trim around the doors. In its place, we introduced clean, square-edge baseboards and door trim for a much more contemporary architectural look. Oversized mirrors that contributed to the dated appearance were also removed, allowing the walls and spaces to feel cleaner and more current.

New Flooring Throughout

Wide-plank luxury vinyl flooring was installed throughout the condo, replacing the older, darker flooring and immediately creating a lighter, more cohesive appearance from one space to the next.

For a large condo, maintaining consistent flooring and finishes throughout made a substantial difference. Instead of individual rooms feeling disconnected, the property developed a unified, contemporary aesthetic.

Updating Without Unnecessarily Replacing

The existing cabinetry throughout the condo was dark and visually heavy, but rather than automatically replacing everything, the cabinetry was refreshed in white as part of the overall transformation.

This is an important part of our approach: not every successful renovation requires starting over. We look for opportunities to retain and improve existing elements where appropriate, directing the renovation budget toward changes that can have the greatest overall impact.

Lighting & Finishing Details

Working with our project partners, energy-efficient LED lighting was incorporated to provide a cleaner, more modern appearance while improving efficiency. Combined with the bright white walls, ceilings, updated flooring, and simplified architectural details, the lighting helped give the entire condo a fresh and contemporary feel.

Bathroom Transformation

The bathrooms contained older tile that was dated and, in certain areas, was beginning to deteriorate and separate. Working with our project partners, the affected finishes were removed and the bathrooms were updated with contemporary tile, fresh countertops, sinks, fixtures, and finishes.

The result was a cleaner, brighter bathroom design that felt consistent with the modernization of the rest of the condo.

The Result

The condo was purchased for approximately $1.15 million and, following the renovation and market preparation, sold approximately four months later for $1.485 million—a strong result achieved during a challenging real estate market.

The project demonstrates how thoughtful cosmetic improvements can dramatically reposition a property without unnecessarily changing everything. This Marina del Rey corner condo was purchased largely in its original condition and ultimately required far more than a cosmetic renovation. Extensive mold conditions were discovered throughout the condo, resulting in an emergency mold remediation project that became the first and most critical phase of the restoration.

Working with our experienced project partners and appropriate remediation professionals, the condo underwent an extensive remediation process. Due to the scope of the conditions discovered, most affected and potentially impacted materials had to be removed or addressed as determined necessary by the appropriate professionals. This included extensive removal of drywall, flooring, wood components, finishes, and other materials in order to address potential residual conditions and complete the applicable clearance process before restoration could begin.

Following remediation and applicable clearance, we worked alongside our project partners to restore and extensively renovate the condo. Wherever practical, the existing plumbing locations, drain systems, and electrical locations were maintained, helping minimize unnecessary changes to the building’s infrastructure while allowing the renovation to focus on the areas that would have the greatest functional and visual impact.

The kitchen and bathrooms were completely reimagined, incorporating updated cabinetry, surfaces, fixtures, and finishes while maintaining existing plumbing locations wherever practical. New flooring, drywall, paint, and updated finishes throughout created a bright, cohesive, contemporary feel.

Overall, this was about an 8-month project converting the unit from its original condition. We listed it for $1,599,000, had multiple offers above asking, and went pending within the first week of showings.

The buyer purchased this property for $830,000 with the intent of doing a full-quality renovation. The buyer invested $140,000 or about $100 per square foot. Overall, this was a 3-month project converting the unit from its original condition. We listed it for $1,199,000 and SOLD for $1,370,000 in 7 days; $171,000 over asking price. The Condo Experts’ client made a $350,000 profit after all closing costs.

This property was in original condition and had a very challenging floor plan. The previous owner sold the property in “as is” condition. The Condo Experts managed the renovation for our buyer from start to sold. We completely redesigned the layout of the kitchen and laundry area, and created a modern open floor plan that connected the kitchen and living space, making this small unit feel larger and brighter. We managed the contractors, city permits, HOA permission process, moving walls, adding new lighting, new floors, custom cabinetry, new doors, custom skylights, drastic overhauls of the bathrooms, picking out fixtures and appliances, etc. The total project cost approximately $200,000 and involved three months of actual labor. Our client profited over $200,000 and set a record sale in the complex.
